Just Approved: Officers pays off FHA loan, removes mortgage insurance

Fri, 06/21/2013 - 09:48
Just Approved: Officers pays off FHA loan, removes mortgage insurance The borrower had been shopping around, and Cabalsi was able to confirm the borrower's original findings - an FHA streamline loan would not be attractive due to its increased mortgage insurance fees. Since the borrower purchased in 2009, the up-front mortgage insurance for FHA had gone up to 1.75 percent of the loan amount. More than $400 was reduced off their principle and interest payment and $194 of monthly mortgage insurance was eliminated. Since the lender did not require an H06 walls-in condo insurance policy (which conventional and FHA loans do), the borrower may cancel it to save an additional $52 per month.

Sound Off: How do I decide my purchase price?

Fri, 06/21/2013 - 09:48
Sound Off: How do I decide my purchase price? In the East Bay, during the past six months, properties have sold for about 10 percent more than the list price. Since homes are often priced below market rates to generate multiple offers, review recently sold properties with your agent to help determine the amount you should offer. The amount of disclosure packets requested could be a preliminary gauge to the potential competition since buyers will need to review the information prior to submitting a written offer. Because of this, prepare in advance for the different scenarios.

Cheap mortgages have helped sustain a housing recovery that began last year, encouraging more Americans to buy homes or refinance existing loans. Mortgage rates are rising because they tend to follow the yield on the 10-year Treasury note. Fed policymakers hold a two-day meeting next week that will be closely watched for signals that the Fed may soon slow the bond purchases.

Landlord concerned about state of lawn

Fri, 06/21/2013 - 09:48
Landlord concerned about state of lawn Assuming that your rental agreement defines the rental premises of your house to include the lawn and bushes, damage to these items would be included, but only if the tenants were responsible for the landscape maintenance. Absent agreement to the contrary, you would be responsible for this maintenance. Since the landscaping is not a required element of habitability such as adequate plumbing and electricity, you can shift the landscape maintenance responsibility to the tenants, but only if that shift is clearly agreed upon by both parties.

Court ruling boosts low-cost housing laws

Fri, 06/21/2013 - 09:48
Court ruling boosts low-cost housing laws A state appeals court has strengthened the legal case for "inclusionary housing" laws in more than 150 California cities and counties - including San Francisco, Berkeley, Richmond and San Jose - that require a certain number of low-cost units in each new housing project. Home builders challenged the requirement and won a ruling in July from a Santa Clara County judge, who barred enforcement of a San Jose ordinance because the city failed to show that new residential development increased the need for low-cost housing. In Thursday's 3-0 ruling, the appeals court said the state Legislature has repeatedly found a "severe shortage" of affordable housing in California and has ordered cities and counties to address local housing problems.
