Our San Francisco Home and Termite Inspection ServicesOn-Site Inspections provides comprehensive narrative home inspection reports on single family residences, multi-unit apartment buildings and commercial buildings. Our home inspection report findings are in compliance with CREIA ( California Real Estate Inspectors Association) Standards of Practice. What We Inspect Your understanding of the home inspection findings is critical to our goal of providing the best customer service available. We encourage you to accompany the home inspector through the home inspection process to receive a complete consultation and valuable orientation to the home, property and its systems. We provide home buyers, home sellers, property owners and real estate agents with accurate information essential to evaluating a homes condition. Through home inspection, consultation and detailed reporting we review:
ON-SITE INSPECTION’S WOOD DESTROYING PESTS AND ORGANISM REPORTS present valuable information on the conditions of the property or home you are planning on selling or purchase and will indicate if the structure contains wood destroying pests and organisms or conditions deemed likely to lead to infestation or damage. Our inspection reports are easy to read, comprehensive, informative and factual as to the actual conditions present. We provide cost estimates to perform repairs or treatments both in the heading section for quick review, in addition to being located in the work authorization contract. Our reports are separated as such: Report findings by category : The home is broken down into eleven (11) different component parts such as: (1) Substructure, (2) Stall Showers, etc. All findings are to be marked from where the condition was observed. Finding "1A" on the foundation drawing would be the first finding in the Substructure, "1B" would be the second finding; finding "8A" would be the first finding in the Garage, etc. Work Authorization Contract : This is where the termite company will offer their bid prices to perform the corrective work outlined. This page should also include any guarantees provided. The report with also be categorized as either a: Original Report : This box would be checked upon the first inspection of the property. (NOTE: A new "original" report must be issued if the previous inspection was performed more than four (4) months before. Supplemental and Reinspection reports are not allowed after four (4) months.) or as a: Limited Report :This box would be checked if one or more components within the main structure or one or more components attached to the main structure is not inspected. NOTE: The report must state who requested these items be eliminated from the inspection report. The inspector is not allowed to eliminate items unless he is instructed to do so.) NOTE: A condominium or townhouse complex would be a limited inspection because the exterior would be a homeowner association maintained area of a multi-unit complex. The reports are limited to the interior areas only unless the exterior areas pertinent to the unit being inspected are specifically requested to be inspected by the owner of the unit. They may also be a: Supplemental Report : This is a report of findings on previously inaccessible areas or changes made to the original report. or: Reinspection Report : This is a report of findings used to verify that previously noted damage has been repaired. Definitions: Wood Destroying Pest : Includes subterranean termites, drywood termites, dampwood termites and wood destroying beetles in addition to carpenter ants and carpenter bees. Wood Destroying Organisms : Includes brown fungus (commonly called dryrot) and white fungus. Certification : This is a statement issued that the home is free and clear of termites, wood destroying beetles or fungus damage within accessible areas.
Notice of Work Completed : This form is required to be issued after corrective work is performed. The form must contain a notation of all the work that was performed as well as the work that was not performed. Section I and II findings : Section I findings indicate active damage and infestation in addition to the cause of the damage.
